Marbella long term property rentals - Direct
owner contacts

If you are put off by uncertainty in the property market, lack of
proof of income to get a mortgage and high buying costs in Marbella, and would just like the lifestyle, getting a
long
term property rental Marbella could be by far the cheapest route to a great life on
the Costa.
The buying costs alone for a cheap apartment in Marbella would be
into at least 35,000 euros, so when you consider you could rent a place for two years or more with the money you
would essentially throw on the bonfire its well worth considering. Any property in a good location you will
struggle to get 100% finance also.
Usually landlords pay all the local taxes, buildings insurance,
maintenance, community fees, wealth tax and other property owning costs, so a good long term rental in Marbella or
in the surroundings could be a great option for you. Community fees alone can add up, and some landlords only
achieve around a 2% yield after all the costs!
Rent no credit check?
On a normal long term rental, you pay the rent, water and
electricity bills your self and that’s
it. Once you have a utility bill in your name, its
easy to get your self registered at the town hall with your bill and your rental contract, so then you can vote and
get a car and do most things any property owner could.
The best way to get a great deal from a landlord is to get a
property in September or October time when the summer short term rentals have finished and pay in advance for the
whole 11 month term of your rental contract. Not all landlords are cash rich, so finding a landlord with an
unexpected tax bill who needs a lump of cash could work well in your favour.
Most Marbella long term property rentals are let furnished so if you
are moving from the UK, sell most of your possessions before you come, as bringing the to the Costa can be a real
waste of money.
Even with the recent changes in exchange rate, it can be much
cheaper to live in the Costa del Sol than in the UK. Look at your council tax bill in the UK, that as a tenant you
would usually have to pay. No such bill exists down in Marbella, Fuengirola, Malaga or Estapona. If done right it
could be the ticket to great cheap living. Consider a modest 2 bed roomed 2 bath roomed apartment in somewhere like
Nuevo de Andalucia, for around 850 euros a month. Don’t use too much air con and your electric will be a maximum of
70 euros a month, and your water around 35 euros a month.

Compare that 955 euro month living costs with a flat in the UK for
say £650 a month, plus £80 in council tax, £50 a month in Electricity, £40 a month in Gas, £40 a month in water and
£10 a month on TV licence. That’s before you consider the lower cost of food, cheaper petrol, fags, road tax, car
insurance to mention a few. You can still get a land line telephone, ADSL, Sky TV and virtually everything else you
can in the UK.
Other areas to consider include Elviria, Los Monteros, Las Chapas,
NUEVA Alcantara, EL ROSARIO, Puerto banus, GUADALMINA Alta and Los Monteros.
Marbella mixes the modern with the quaint in some style. It is a
holiday haunt popular with the young and mature alike, and for golfers it is the gateway to the Costa del Sol's
forty or so golf courses.
The credit crunch has had a big impact of property in the UK,
France, Spain, Germany, Scotland, Ireland and of course the USA
